Construction financing
Skip the wait. Finance the land and the house together.
Qualified buyers may be able to finance eligible Wide Sky land and a new home in a single transaction through USDA, FHA, VA, or conventional construction-to-permanent programs. No paying off the land first.
We sell land. We are not a lender. We cannot approve you or answer a single question about your loan. Everything below points you to someone who can.
Why buyers do it this way
Six reasons this beats saving up twice
The old route is buy land, pay it off, save again, then borrow for a house. Construction financing collapses that into one move, and qualified buyers pick up real advantages along the way.
Little or no down payment
Qualified USDA and VA buyers may finance 100% of the project. No years of saving for a traditional down payment first.
One loan for both
Construction-to-permanent programs can roll the land purchase, the build, and the permanent mortgage into a single transaction.
Sign once
A single-close loan cuts the duplicated paperwork and the second set of closing costs that come with financing land and home separately.
Your payment stays put
USDA Guaranteed Loans offer 30-year fixed-rate financing. The payment you sign for is the payment you keep.
Skip conventional mortgage insurance
USDA uses program guarantee fees instead of conventional PMI. VA loans carry no monthly mortgage insurance at all.
Build what fits your budget
Depending on the lender, program, and parcel, financing may cover site-built, modular, and qualifying manufactured homes.
Every one of these depends on the program, the lender, the parcel, and your own qualification. Wide Sky Properties cannot confirm any of them apply to you. A lender can.
The path
Four steps, and we only touch one of them
Our owner-financing program means you cannot live on the parcel while payments are running. This route is different, and a lender drives most of it.
Pick your parcel
Browse listings and find land that fits the home you want to build.

Which program should you ask about?
Three questions. You get a starting point and the exact thing to say when you call. Nothing is saved and this is not an application.
Find your starting point
Question 1 of 3Have you or your spouse served in the military?
Veterans, active duty, and some surviving spouses have a route nobody else does.
Roughly where does your household income land?
USDA caps income near 115% of the median for your county. Rough is fine, a lender does the real math.
How much cash do you have ready for a down payment?
This changes which door opens first. Closing costs sit on top either way.
Program
This is a rough pointer, not an eligibility decision, a pre-qualification, or an offer of credit. Wide Sky Properties cannot approve you or confirm any of this. Only a participating lender can tell you what you actually qualify for.
Before you call us
We sell land. That is the entire job we do here.
Wide Sky Properties is not a mortgage lender, loan broker, builder, housing counselor, or a representative of USDA, FHA, VA, or any lender. This page exists so you know these programs are out there. Nothing more.
What we cannot do
- Tell you whether you qualify
- Pre-approve or approve anything
- Answer questions on rates, terms, or fees
- Estimate your build cost or appraisal
- Confirm a home or builder gets accepted
- Speak for any lender or government program
What we can do
- Show you the parcel and its details
- Confirm acreage, access, and zoning on record
- Point you to the USDA eligibility map
- Hand you a lender's contact details
- Sell you the land once financing is sorted
Every financing question goes to the lender, not to us. Call one before you pay a non-refundable fee, reserve a property, order a home, or hire a contractor.
One quick step first
Check the property's location
USDA financing depends on the parcel sitting in an eligible rural area. All Wide Sky Properties inventory available when this page was prepared was located within a USDA-eligible area, but it takes ten seconds to confirm any specific address yourself.
Look it up on the USDA map
Type in an address or drop a pin to see whether it falls inside a USDA-eligible area. Then read the program overview so you know what you are asking a lender about.
USDA-eligible area After checking the map, contact a lender to evaluate the rest of the project. Location is only one piece of approval.
